Property Management & Maintenance Manager - (Penang)
- Responsibilities:
- Running daily routine duties of property management.
- In-charge of all major and minor maintenance of the completed property.
- Maintain and monitor property maintenance account.
- Prepare and monitor budget for short and long term maintenance.
- Manage appointment and supervision of maintenance contractors.
- Attend to residents' and owners' / tenants' needs and complaints.
- To liaise and work closely with resident's committee and / or association.
- To lead a team of property management staff.
- Requirements:
- Degree / Diploma in Building or Estate management or equivalent.
- Minimum 8-10 years working experience in property / building / complex management and maintenance.
- Able to supervise a team of maintenance staff.
- Good PR and customer managment skill, capable of dealing with tenants / owners and local authorities.
- Good integrity and leadership quality.
M & E Supervisor - (KL)
- Responsibilities:
- Minimum Diploma in Electrical or Mechanical Engineering.
- 5-7 years of relevant working experience, preferably in a building construction environment.
Accountant / Asst Accountant (Penang & KL)
- Responsibilities:
- Responsible for the monthly financial report and yearly budgeting for the Group.
- Ensure compliance with Group’s policies and accounting standards.
- Identify issues and make proposals to align with corporate process and continuous improvements to achieve the Group’s goals and objectives.
- Ensure timely completion of statutory audits and reporting.
- Ensure compliance and timely filing of company’s tax.
- Monitor of credit control.
- Requirements:
- Possess a Degree in Accounting or Professional Accounting Qualification MICPA, ACCA or CIMA and a member of MIA.
- At least 3-5 years of working experience preferably in supervisory level with a construction/property development/property management company.
- Sound knowledge of financial standards and related tax issues and consolidation process.
- Excellent interpersonal and organization skills and able to communicate with all levels within the Group.
- A dynamic leader and team player with strong analytical and problem solving skills, detail oriented, results driven, highly motivated and committed.
Sales & Marketing Manager (Penang & KL)
- Responsibilities:
- You will be responsible for developing and implementing sales and marketing strategies and plans. These include all branding initiatives, marketing/promotional activities as well as new property planning/launching events. You will monitor all branding, marketing and sales performance of the sales team to ensure targets are achieved in support of the Division’s business plan and growth.
- Requirements:
- Degree holder or equivalent in property or business related field.
- Minimum 5 years’ experience in a managerial capacity with a reputable property developer.
- Possess good market knowledge and acute sense of market environment.
- Strong knowledge of basic financial reporting and business analysis including product costing and profit analysis.
- Computer literate with excellent presentation, interpersonal and communication skills with a good command of English including strong business writing skills.
- Resourceful, results-oriented and a self-starter.
- Established network with financiers, advertisers and industry players.
- A meticulous and committed team player.
Executives - Sales & Marketing (Penang)
- Requirements:
- Possess minimum SPM / STPM though Diploma holders are preferred.
- Minimum 2 to 3 years related experience in property development industry.
- Excellent communication skills, self motivated and result oriented.
Account Executives (KL)
- Responsibilities:
- Monitoring and preparing Group Cash Flow.
- Preparing weekly bank position for the Group.
- Dealing with tax agents regarding company tax issues, external auditors regarding company audit matters, bank officer regarding bank matters etc.
- Handling active companies accounts and preparing account schedules.
- Checking documents such as payment voucher, invoice, debit note, credit note, official receipt and statement of account prepared by account assistant.
- Arranging loan redemption/HD Account withdrawal matters.
- Reconciling IFCA monthly progress reports.
- Handling director personal bank account and monthly expenses record.
- Preparing property development quarterly progress report and property development budgeted costs and actual incurred.
- Reconciling inter-companies balances and transactions.
- To perform any other duties as assigned by management from time to time.
- Requirements:
- LCCI / Diploma in Accounting/Finance or its equivalent.
- 2 years relevant experience preferably in handling full set of accounts.
- Strong knowledge of Microsoft Excel Sun System is advantageous.
Project Manager (Penang)
- Requirements:
- Possess a recognized Degree in Architecture / Engineering / Building Science or its equivalent.
- 4 – 5 years of relevant working experience in property development & construction industry.
- Must be presently leading a team of technical support staff and to operate independently.
- Have an established network with local authorities.
Leasing Manager (Penang)
- Requirements:
- Posses a Degree in Marketing / Estate Management / Law or related field.
- Minimum 5 years of experience in leasing of retail lots with good knowledge of the processes & procedures relating to tenancy agreement.
- Has strong business networking and negotiation skills with major retailers, department stores, retailers’ association (s) on the leasing of retail space to achieve a well balanced tenancy / product mix and good yield returns.
- Close liaison with major retailers both locally & abroad to develop and secure a strong contact network. Conduct market research to collect, update and consolidate relevant information on the latest trends and development in the retail industry.
- Experience in marketing & promotion activities in retail centres preferred.
